Heller Ehrman White & McAuliffe is one of the largest law firms on the West Coast.
Washington Partners has been engaged twice to renegotiate terms of the firm’s lease in Seattle’s Columbia Center. At the time of the first negotiation, the Seattle office market was depressed. Multiple second generation building opportunities were used as competition to create a well-leveraged package including the landlord-funded relocation of a full floor law firm in order to accommodate Heller Ehrman’s required growth. When the firm’s lease terms were renegotiated again in 2006, the market was quite different with office building vacancies in the low single digits. Opportunities in competing newly planned office towers were used this time to achieve the most competitive terms.
