CH2M Hill was in its 8th year of a 10 year lease when it hired Washington Partners. The company enjoyed their central location and close proximity to the Metro Station but felt the building was inefficient and that the improvements and finish work were out dated. Lease terms were collected from other buildings in downtown Bellevue to create leverage for negotiating a below market rental rate and turn-key tenant improvement allowance. The rental rate was significantly reduced and a tenant improvement allowance twice the size of the landlord’s proposed allowance was negotiated. Alternatively, CH2M Hill decided to sign a lease in a newer building that offered more efficient floor plates and better parking at a competitive rate.
